Castaic — Biggest Growth Area

Castaic has emerged as Santa Clarita’s fastest-growing community for new construction. Builders including Tri Pointe Homes, William Lyon Homes, and K. Hovnanian have active communities here. Castaic offers newer infrastructure, quieter streets, and slightly more affordable pricing than Valencia.

  • Price range: $650,000 – $950,000
  • Home sizes: 1,800 – 3,200 sq ft
  • Lot sizes: Typically 4,000–6,000 sq ft

Valencia — Master-Planned Luxury

Valencia continues to see infill development and new phases within established master-planned communities. Newer sections of Valencia feature luxury single-family homes with premium finishes.

Canyon Country — Best Value New Builds

Stevenson Ranch — Limited New Inventory

Stevenson Ranch is largely built out, but occasional new phases do appear. When they do, they sell quickly. Prices reflect the premium location.

What to Know Before Buying New Construction

1. Mello-Roos Taxes

New construction communities in Santa Clarita almost always carry Mello-Roos special assessments. These fund community infrastructure (roads, schools, parks) and can add $3,000–$8,000/year to your property tax bill. Always ask for the full tax rate before making an offer.

2. You Still Need a REALTOR®

Builder sales agents work for the builder — not for you. Having your own REALTOR® representation costs you nothing (the builder pays the commission) but gives you an advocate who can negotiate upgrades, closing costs, and contract terms on your behalf.

3. Upgrades vs. Aftermarket

Builders mark up upgrades significantly. It’s often cheaper to buy the base model and upgrade flooring, countertops, or fixtures after closing through your own contractors. A good agent will advise you on which upgrades are worth paying the builder for and which to skip.

4. Closing Timelines

New construction purchases typically close 3–12 months after signing, depending on the build stage. If the home is already framed, expect 3–4 months. If you’re buying from the ground up, plan for 6–12 months.

5. Rate Lock Considerations

Builders often have preferred lenders with incentives (rate buy-downs, closing cost credits). Always compare these offers against your own lender before committing.
