Santa Clarita vs San Fernando Valley: Which Is Right for Your Family?

If you’re looking for a home in the greater Los Angeles area, two communities often come up in the same conversation: Santa Clarita Valley (SCV) and the San Fernando Valley (SFV). Both offer more space and better value than central LA — but they have very different characters. Here’s how they compare.

Overview

Santa Clarita Valley

Santa Clarita is a master-planned suburban city about 30 miles north of downtown LA via I-5. It’s one of the safest cities in California, with excellent public schools, newer housing stock, and a tight-knit community feel. SCV includes the communities of Valencia, Stevenson Ranch, Saugus, Canyon Country, Castaic, and Newhall.

San Fernando Valley

The San Fernando Valley is a large, diverse urban region that includes cities and neighborhoods such as Sherman Oaks, Encino, Calabasas, Woodland Hills, Burbank, Glendale, North Hollywood, and Tarzana. The SFV is more urban, more diverse, and more connected to LA’s entertainment and business infrastructure.

Winner on price: Santa Clarita offers more home for the money in most comparisons, especially vs. the western SFV (Calabasas, Encino, Sherman Oaks). The eastern SFV (North Hollywood, Van Nuys) is comparably priced but with older housing stock.

Schools

Santa Clarita has a clear advantage here. The William S. Hart Union High School District and Newhall/Saugus elementary districts consistently earn high ratings. Schools like Hart High, Valencia High, and West Ranch High are well-regarded throughout the region.

San Fernando Valley schools are more uneven. Calabasas, Burbank, and Glendale have excellent schools. LAUSD schools in the eastern SFV (North Hollywood, Panorama City, Van Nuys) vary significantly.

Winner: Santa Clarita — more consistent school quality across the board.

Safety

Santa Clarita consistently ranks among the safest cities in California and the country. Its crime rates are dramatically lower than most LA County communities, including much of the San Fernando Valley.

The SFV varies widely by neighborhood. Calabasas, Burbank, and Glendale are quite safe. Parts of North Hollywood, Panorama City, and Van Nuys have higher crime rates.

Winner: Santa Clarita — uniformly low crime throughout the valley.

Commute to Downtown LA

This is where the SFV has an advantage. The San Fernando Valley is closer to downtown LA, Hollywood, and the Westside. Burbank and Glendale are particularly well-positioned for entertainment industry workers.

  • Santa Clarita to downtown LA: 45–75 minutes (I-5), or Metrolink train ~60 min
  • Sherman Oaks to downtown LA: 25–45 minutes (101 Freeway)
  • Burbank to downtown LA: 20–35 minutes
  • Calabasas to downtown LA: 35–55 minutes (101 Freeway)

Winner: San Fernando Valley — shorter commutes to most of LA.

Lifestyle and Character

Santa Clarita feels like a suburban retreat — clean, quiet, family-oriented. There’s Six Flags Magic Mountain, Bridgeport Lake, Placerita Canyon, and a growing dining/entertainment scene. It’s a place where families put down roots.

San Fernando Valley is more urban and diverse. There’s more nightlife, more dining variety, more cultural events. It’s closer to the entertainment industry, studios, and the energy of LA. Younger professionals and entertainment workers often prefer the SFV.

Choose Santa Clarita if:

  • You want newer construction and more home for your money
  • You’re OK with a longer commute in exchange for a quieter suburban lifestyle
  • You work remotely or have a flexible schedule

  • You prefer a more diverse, urban community
