Newhall Home Prices: What Sold in Fall 2026

Newhall Home Prices: What Sold in Fall 2026

Santa Clarita Valley · Seller Market Update · October 2026

Short answer: Newhall’s median sale price was about $837,000 in September 2026, roughly 10% lower than a year earlier, according to Redfin. Homes are still selling, from under $500,000 for condos to over $1.6 million for larger single-family homes, but they’re taking about two months to sell. If you’re thinking of selling in Newhall, pricing it right on day one matters more now than it has in years.

The takeaway: Newhall sellers are working with a median around $837,000 (September 2026) and a typical 60+ days on market. Across Santa Clarita, homes are closing at about 99% of list price, but more than a third of listings have had a price cut. The sellers who win are the ones who price to the real comps, not last year’s.

Newhall Home Prices by the Numbers

Newhall, one of the four communities that formed the City of Santa Clarita in 1987, has one of the widest mixes of housing in the valley: older ranch homes, condo and townhome complexes, newer tracts and acreage in Placerita Canyon. That mix is why a single median can swing a lot month to month. Here’s how Newhall compares with the city as a whole.

Metric Newhall City of Santa Clarita
Median sale price (Sep 2026) $837,265 (−9.9% YoY) $784,626 (−3.7% YoY)
Typical days on market About 62 days 54 days (median, Sep 2026)
Homes sold 13 in the past month 527 in Sep 2026 (−8.0% YoY)
Median listing price About $860,000 —
Sale-to-list price — 99.3% (Sep 2026)
Listings with a price drop — 37.3%
Sold above list price — 31.8%

Why the 10% drop isn’t the whole story

A 10% year-over-year drop sounds scary, but Newhall only closes a dozen or so homes in a typical month. One month with more condos and fewer canyon properties pulls the median down, even if values on your street barely moved. The city-wide number, built on 527 sales, is steadier: down about 3.7%. My read is that Newhall values have softened modestly, in line with the rest of Santa Clarita, and that the bigger change is speed. Buyers are taking their time and comparing more homes before they write.

Three things jump out. First, the spread is enormous: $465,000 to $1.6 million in about eight weeks. Second, price per square foot runs from about $405 to nearly $700. The highest figures come from canyon and larger-lot properties like the Placerita Canyon Road sale, where land and setting carry the value, not house size. Third, look at the two Fourl homes: same 1,500 square feet on the same street, and they closed $18,000 apart within two days. That’s the kind of comp a buyer’s agent will put in front of you, so it’s the kind of comp your price needs to be built on.

For context next door, my Northpark Valencia home sales report tracks every 2026 sale in one Valencia neighborhood: 15 closings from $705,000 to $1,200,000, averaging $442 per square foot and 36 days on market. Newhall’s tract homes are landing in a similar per-foot range, while its canyon properties play by different rules. I also broke down Valencia home prices from summer 2026 if you want a side-by-side.

What This Means If You’re Selling in Newhall

1. Price to September, not to spring

If your neighbor sold at the peak, that number is now a ceiling, not a floor. With about 37% of Santa Clarita listings taking a price cut, the homes that sell in the first few weeks are the ones priced at or just under the most recent comparable sales. A home that sits 60 days usually ends up selling for less than if it had been priced right from the start.

2. Know which Newhall you’re in

A condo off Lyons Avenue, a ranch home near Old Town Newhall’s Main Street, and a horse property in Placerita Canyon have almost nothing in common as comps. Online estimates tend to blend them. Your pricing should use sales from your own pocket of Newhall, your home type and, ideally, the last 90 days. My Newhall CA real estate page walks through the neighborhoods, and living in Newhall, CA covers what buyers are drawn to here.

3. Sell the things only Newhall has

Buyers who choose Newhall are often choosing walkability to Main Street’s restaurants and theaters, the Newhall Metrolink station, Hart High, or room for animals in the canyon. Put those front and center in the photos and description. They’re a reason to choose your home over a similar one in another part of the valley.

4. Fix the inspection items before buyers find them

Much of Newhall’s housing is decades old. In a slower market, buyers use every inspection item to negotiate. A pre-listing inspection and a few targeted repairs often cost less than the credits a buyer will ask for later. My Take

Newhall is still one of my favorite parts of the valley to sell in. Buyers who want it really want it, for the history, the Main Street energy and the canyon land you can’t find anywhere else in Santa Clarita. But this fall, the market is rewarding sellers who are realistic. If you price to the latest comps and present the home well, you can still sell close to asking. If you’re wondering where your home fits on that $465,000-to-$1.6 million spectrum, call or text me and I’ll show you exactly what sold around you.
