The takeaway: Castaic prices are down about 5.9% year over year (median ~$762,000, September 2026), but homes still close at about 99.8% of list price and nearly half sell above asking. Translation: there’s less overpaying than a year ago, but the good ones still move. Watch the ~37% of listings with price cuts — that’s where negotiating room lives.
Castaic Home Prices by the Numbers
Castaic sits at the north end of the Santa Clarita Valley along the I-5, just past Valencia. It’s unincorporated Los Angeles County, not part of the City of Santa Clarita, and it has its own feel: hillside tracts, Castaic Lake at the top of town, and more room for the money than most of the valley. Here’s how it compares with the city right now.
| Metric | Castaic | City of Santa Clarita |
|---|---|---|
| Median sale price (Sep 2026) | $762,137 (−5.9% YoY) | $784,626 (−3.7% YoY) |
| Median price per sq ft | $377 (−2.5% YoY) | $426 (−3.2% YoY) |
| Homes sold (Sep 2026) | 45 (−8.8% YoY) | 527 (−8.0% YoY) |
| Median days on market | 40 days (vs. 50 a year ago) | 54 days (flat YoY) |
| Sale-to-list price | 99.8% | 99.3% |
| Sold above list price | 45.5% | 31.8% |
| Listings with a price drop | 36.8% | 37.3% |

All home types combined. Zillow’s Castaic home value index shows values down about 0.4% over the year ending September 30, 2026 — a reminder that sources measure differently, so treat any single number as a range.
What these numbers mean for a buyer
Two things are true at once. Prices have cooled: Castaic’s price per square foot is about $50 lower than the city of Santa Clarita’s, and it’s down from last year. But Castaic is also faster and more competitive than the valley overall — 40 days on market versus 54, and almost half of homes going over asking. That tells me the well-priced, move-in-ready homes are still getting multiple offers, while the overpriced ones sit and get reduced. Your strategy should be different for each.
What Recently Sold in Castaic
Here’s a sample of dated closings from summer 2026 as reported on Redfin. It shows the range: from a condo under $500,000 to a six-bedroom near $1.1 million.

|---|---|---|---|---|
| 31615-31609 Hunter Ln | 8/7/26 | 6 bd · 2,658 | $1,080,000 | $406 |

Notice the per-foot spread: $371 to $585. Smaller, older homes on good lots often run highest per foot, while larger family homes in the hillside tracts give you more space per dollar. The broader list of recent Castaic sales on Redfin runs from about $475,000 up to $1.8 million for a large estate-style home. For comparison, my Northpark Valencia home sales report shows that neighborhood averaging about $442 per square foot, and my Skyline Santa Clarita home report shows larger 4–6 bedroom homes listed around $321 to $422 per foot. Castaic is very much in the conversation for buyers who want space.

The Rate Question: What a Castaic Home Costs per Month
Freddie Mac’s weekly survey put the average 30-year fixed rate at 7.40% on October 15, 2026. Here’s what that means on a home at Castaic’s median price, with 20% down (principal and interest only):
| Scenario | Loan amount | Monthly P&I |
|---|---|---|
| $762,000 home at 7.40% | ~$610,000 | about $4,220 |
| Same home if rates fell to 6.40% | ~$610,000 | about $3,810 |
Sources: Freddie Mac PMMS, October 15, 2026; payment math is my own illustration. Taxes, insurance, HOA and any Mello-Roos are extra. Your actual rate depends on your loan and credit — talk to a lender.
That’s roughly $410 a month for each full point of rate. The way I look at it: you can’t control rates, but you can control price. Buying while sellers are negotiating, then refinancing if rates come down, is a strategy many of my buyers are weighing right now. Just never buy a payment you can’t afford today on the hope of a refinance tomorrow. You can run your own numbers on my mortgage calculator.
My Castaic Buying Checklist
1. Shop the price cuts, and move fast on the rest
With about 37% of listings reducing, I watch for homes that have been on the market past 30 days — those sellers are usually open to credits or a rate buydown. Fresh, well-priced homes are a different game: be pre-approved, see it the first weekend and write clean.
2. Check the tax bill, not just the price
Some newer Castaic tracts carry special assessments or Mello-Roos, and many have HOAs; older neighborhoods often have neither. Two homes at the same price can have very different monthly costs. Ask for the actual property tax bill early. I explain how to read it in my guide to Santa Clarita property taxes and Mello-Roos.
3. Get insurance quotes before you remove contingencies
Castaic backs up to open hillsides and the Angeles National Forest, and some streets fall in higher fire hazard zones. Insurance availability and cost can change your budget, so get quotes during escrow. My post on Santa Clarita home insurance and fire zones covers how to check a specific address.
4. Know the schools and the commute
Elementary and middle schools are in the Castaic Union School District, and Castaic High School (William S. Hart Union High School District) opened in 2019, so families no longer have to leave town for high school. For commuters, Castaic is the first SCV stop off the I-5, which is great for heading north or to Valencia, but adds time if you’re driving into the San Fernando Valley every day. Do the drive at rush hour before you commit. More on daily life is on my Castaic CA real estate page and in living in Castaic, CA.
Frequently Asked Questions
What is the median home price in Castaic, CA?
Redfin reported a median sale price of about $762,000 for Castaic in September 2026, down about 5.9% from a year earlier. That includes condos, townhomes and single-family homes; most single-family homes in the hillside tracts sell above that.
Is Castaic cheaper than Valencia or Santa Clarita?
Generally, yes, per square foot. Castaic’s median was about $377 per square foot versus about $426 for the City of Santa Clarita (Redfin, fall 2026), so you typically get more house for the money in Castaic.
Is Castaic part of the City of Santa Clarita?
No. Castaic is in unincorporated Los Angeles County, so county services apply. It’s still considered part of the Santa Clarita Valley and is served by the Castaic Union and William S. Hart Union school districts.

My Take
If you’ve been priced out of Valencia or Stevenson Ranch, Castaic deserves a serious look this fall. Prices are a little softer than last year, a third of sellers are cutting, and you get more space per dollar than almost anywhere else in the valley. The rates are the hard part, and I won’t pretend otherwise. But if the payment works for you today and you plan to stay a while, this is a calmer moment to buy than we’ve had in a few years. Call or text me and I’ll walk you through the Castaic streets and the deals I’d be watching.
