The short answer: Northpark homes sold for about $442 per square foot on average in 2026 — but homes under 2,000 sq ft averaged about $475/sq ft, while larger homes averaged about $421/sq ft. Your floor plan matters more than any citywide average.
What Sold in Northpark in 2026
Northpark sits in northern Valencia on both sides of McBean Parkway, roughly between Skycrest Circle and Copper Hill Drive. It was built mostly in the 1990s and early 2000s and is made up of about 16 smaller subdivisions, so the homes range from 1,300 sq ft detached condos to 2,900+ sq ft five-bedroom houses. That’s why one “Northpark price” doesn’t exist. I track every closed sale in my full Northpark home sales report, and here’s how the 15 closings this year break down by size:
| Home Type (2026 Closings) | Sales | Price Range | Median | Avg $/Sq Ft |
|---|---|---|---|---|
| 3 bedrooms (1,346–2,366 sq ft) | 6 | $705,000–$905,000 | $770,000 | About $467 |
| 4 bedrooms (1,831–2,575 sq ft) | 7 | $785,000–$1,160,000 | $1,000,000 | About $432 |
| 5 bedrooms (2,784–2,937 sq ft) | 2 | $1,110,000–$1,200,000 | — | About $404 |
| All Northpark closings | 15 | $705,000–$1,200,000 | $905,000 | About $442 |
Source: MLS and public record closings, April 2 – September 16, 2026, compiled in my Northpark Home Report (average 36 days on market; average sale price about $935,000). Medians and per-size averages are my own calculations from that list.
A few standouts: the top sale was a five-bedroom, 2,784 sq ft home on Summerglen at $1,200,000 in April. The highest price per foot was a 1,423 sq ft home on Cabrillo Lane at about $541/sq ft. And the popular 1,672 sq ft three-bedroom plan sold twice this summer — $770,000 on Anacapa Lane (I represented the buyer) and $727,200 on Montecito Place (I represented the seller).
Did prices drop over the summer?
On paper, it looks like it. The seven spring closings (April–June) had a median of about $1,035,000, while the eight summer closings (July–mid-September) had a median of about $830,000. But that’s mostly a change in which homes sold — spring brought more large four- and five-bedroom homes. Price per square foot tells the real story: about $439 in spring and about $445 in summer. In other words, Northpark values held steady; the mix of homes changed.
What’s on the Market in Northpark Right Now
As of my October 20, 2026 update, 13 Northpark homes were for sale and three had just gone into escrow. Asking prices ran from $484,990 to $959,800, averaging about $738,700, or about $461 per square foot — roughly 4% above the $442/sq ft that homes actually closed at this year. Four of those listings were brand new, including two-bedroom homes on Ashbrook and Canterbury, and one Brookdale Court home had cut its price twice, by a total of $70,000.
For sellers, that’s the key point: buyers this fall are comparing you against more choices than they had in the spring, and they’re reacting to price. The homes going into escrow were priced close to what comparable homes have actually sold for. You can see the live list on my Northpark home values page.
How Northpark compares with the rest of Santa Clarita
| Area | Median Sale Price | Median $/Sq Ft | Period |
|---|---|---|---|
| Northpark, Valencia | $905,000 | About $435 | 15 closings, Apr.–Sept. 2026 |
| City of Santa Clarita (all areas) | About $775,000 | About $429 | About 900 tracked closings, May–Sept. 2026 |

Northpark homes sell for more than the typical Santa Clarita home mainly because they’re larger and mostly detached — on a per-square-foot basis, the two are close. What Buyers Pay For in Northpark
When I walk buyers through Northpark, these are the things they ask about first — and they’re the things to highlight when you list:
- Schools on the doorstep. North Park Elementary (Saugus Union School District) sits next to Chesebrough Park, with Rio Norte Junior High and Valencia High School in the William S. Hart Union High School District. Always confirm boundaries for the exact address with the district.
- HOA amenities. Local guides list three HOA recreation areas with pools and spas, plus tennis at Summerglen. Some subdivisions, like Village Walk, have their own separate HOA.
- The paseo connection. A pedestrian bridge over McBean Parkway links the neighborhoods, the park, the school and the Valencia paseo system.
- Monthly cost. Local agent guides report no Mello-Roos for Northpark, which helps your buyer’s payment compared with many newer SCV communities. Verify on your own property tax bill before you advertise it.

Pricing your Northpark home: my practical take
The biggest mistake I see is taking a neighborhood average and multiplying it by your square footage. In Northpark that can be off by six figures. A 1,400 sq ft home has been selling near $500+ per foot, while a 2,900 sq ft home closed at $378 per foot. Start with the two or three sales of your exact floor plan, then adjust for upgrades, lot and location (backing to McBean versus an interior cul-de-sac makes a real difference). And remember your net, not just your price — my post on Santa Clarita transfer tax and seller closing costs walks through what comes off the top. I’m not a CPA or attorney, so check tax questions with your own advisor.

My Take on Northpark This Fall
Northpark is holding its value — price per square foot was steady from spring to summer. What has changed is competition: more listings, more price cuts, and buyers who know the comps. The Northpark sellers who do best right now price close to the real sales from day one, present the home well, and let the schools, pools and paseos sell the lifestyle. I sold a home here this year and represented a buyer here too, so if you’re wondering where your home fits, call me — I’ll walk you through the numbers street by street.
